The process is straightforward and fully documented. First, MoveSmart screens the primary applicant and identifies exactly which qualification gap exists. Next, we determine whether the applicant has a guarantor available, often a parent, relative, or established professional, or whether the situation calls for a third party guarantor service. We then collect and verify the guarantor's financials to the same rigor we apply to any applicant. Once the guarantor qualifies, they sign a guaranty agreement attached to the lease. That agreement makes the guarantor responsible for rent and other tenant obligations under the Arizona Residential Landlord and Tenant Act if the tenant defaults. The lease itself is between the owner and the tenant. The guaranty is a separate promise that strengthens it. MoveSmart prepares the paperwork, confirms every signature, and delivers a complete, executed package to the owner. Because we are a leasing and placement company, our role ends at signing. We do not collect rent from the tenant or the guarantor afterward. We simply make sure the arrangement is sound, properly documented, and enforceable before anyone moves into a Scottsdale property.
