The arrangement is straightforward and fully documented. First, MoveSmart screens the primary applicant the same way we screen any Avondale tenant: identity, income, rental history, and references. When the file is strong on character but short on a hard number, we identify the gap precisely. Second, we either evaluate a guarantor the applicant already has, often a parent, relative, or established professional, or we help arrange a suitable one. Third, we verify the guarantor to a higher bar than the tenant, because the guarantor must be able to carry the full obligation alone. Fourth, the guarantor signs a written guaranty that is attached to the lease, naming the specific tenancy and the obligations covered. Fifth, the owner receives the complete package: the tenant file, the guarantor file, and the signed guaranty. Everything is in writing before keys change hands, which is what makes the arrangement enforceable. Because MoveSmart is a leasing and placement service, our role ends once the qualified tenant and verified guarantor are in place under a signed lease. We do not collect the rent or chase payments afterward. We build the arrangement so the owner has a clear, documented path to recover if the tenant ever falls short during the term.
