The mechanics are straightforward. A guarantor signs a written agreement promising to pay the rent and cover lease obligations if the tenant does not. In Florida this is a contractual promise governed by the lease and standard contract principles, and it sits alongside the residential tenancy rules in Florida Statutes Chapter 83, Part II.
MoveSmart manages the process from both sides. First we identify, with the applicant, who can serve as guarantor, usually a parent, relative, employer, or other financially stable party. We then collect that person's documentation and verify their ability to stand behind the lease. We prepare or coordinate the guarantor language so it is clear, enforceable, and acceptable to the Pembroke Pines owner. The guarantor signs before move-in, and their obligation runs for the term they agree to.
Because MoveSmart is a leasing and tenant-placement company, our role ends once the qualified tenant and guarantor are placed and the lease is signed. We do not collect rent, manage the property, or handle maintenance. We make the match, verify the parties, and hand a clean, owner-ready file to the property owner.
