The process is straightforward and answer-first. The applicant applies for the Hollywood rental as normal. MoveSmart screens the file, identifies where it falls short of the owner's standard, and determines whether a guarantor closes that gap.
If it does, we either evaluate a guarantor the applicant already has, such as a parent, relative, or employer, or we help arrange a qualified one. The guarantor completes their own application and verification. They agree in writing, as part of the lease, to cover rent and lease obligations if the tenant does not.
We then present a single, clean package to the owner: the vetted tenant, the vetted guarantor, and a lease that names both. The owner reviews and signs. Because MoveSmart handles leasing and tenant placement only, we do not collect the rent afterward or manage the unit. We assemble the qualified parties and the signed agreement.
Throughout, the average Hollywood placement still runs about 18 days. Adding a guarantor does not mean a slow process. It means a thorough one, with the verification done before the owner ever sees the file, so the decision is fast and informed.
