If the tenant MoveSmart placed defaults within the covered window, here is how the replacement process runs. First, notify MoveSmart that the placed tenant has defaulted. Second, we confirm the placement falls within the 6-month replacement guarantee period and that it was a tenant we sourced and recommended. Third, once the unit is legally available for re-leasing under Florida Statutes Chapter 83 Part II, we begin sourcing a replacement tenant. Fourth, we market, screen, and present a new qualified tenant for your Miami property, applying the same verification standards as the original placement. Fifth, that replacement is delivered without a new placement fee, since the guarantee covers the re-placement. Two things to keep in mind. We are a leasing service, so the eviction or possession process itself, governed by Florida law, is handled by you or your legal counsel, not by MoveSmart. And the guarantee covers the replacement work, meaning the sourcing and screening of the next resident, rather than reimbursing rent the prior tenant failed to pay. For a Miami owner, the practical benefit is simple: an early default does not mean paying a second placement fee to refill the unit.
