The success fee equals one month of rent and is owed only when a qualified tenant signs the lease and moves into your Surprise home. If we never place a tenant, you never pay. The rent guarantee protection, including the 6-month replacement guarantee, is part of that placement: if the tenant we sourced defaults inside the window, we source a replacement at no additional success fee. That means the worst-case cost of a failed placement, normally paying a second full fee to refill the unit, is removed. For a Surprise owner, the math is clean.
