How much does tenant placement cost?

Nothing upfront. You pay a single success fee when the lease is signed, typically equal to one month of the new rent. There are no retainers, no photo fees, no screening fees, and no charges if the unit does not lease.

How long does placement usually take?

Most Ontario listings reach a signed lease within roughly two-to-four weeks of launch when priced to the live market. Homes priced above comp tend to take longer; we will flag that before we list.

Question 3

Do you handle rent collection after move-in?

Rent collection and ongoing property management are outside the placement scope. Placement closes when the lease is signed, deposits are collected, and the move-in inspection is filed. We can refer you to trusted property managers if you need one.

Question 4

What happens if the tenant breaks the lease early?

The success fee is earned on placement. If a tenancy ends early for reasons outside the screening file, you can engage MoveSmart for a re-list at a reduced re-leasing rate - details are in your engagement letter.

Question 5

Who writes the lease?

In Ontario, we use the Ontario Standard Form of Lease (Form 2229E) plus owner-approved riders for parking, utilities, pets, and additional terms. All documents are signed electronically and stored in your portal.

Can I reject an applicant you bring forward?

Accepted Answer

Yes. You have final say on every applicant. We present a documented risk summary with every application; you approve, counter, or decline. We follow the Ontario Human Rights Code on every decision.

Do you coordinate property prep (painting, cleaning, photos)?

Yes - that is our Rental Preparation service. It is optional and billed separately from placement. We can quote prep on the walkthrough call.

Do I need to meet applicants in person?

Accepted Answer

No. Showings are hosted by our team, applications are collected in the portal, and the lease is signed electronically. You can stay as hands-off or as involved as you want.
